Energy Performance Certificates
The Energy Performance Certificate (EPC) is a key part of a landlord’s energy efficiency obligations. However, it’s more than just a legally required document: it acts as a measure of the quality of your property and can be a big selling point for tenants. In fact, all properties listed for sale or rent in the UK must have one as a legal obligation as of 1st October 2008.
Landlord Gas Safety Checks
As far as letting out a property is concerned, gas safety is a fundamental part of managing a tenancy and there are legal obligations that must be met, to ensure that tenants are safe. The checks that need to be undertaken are part of requirements to meet the Gas Safety (Installation and Use) Regulations 1998. In order to be compliant with the legislation a Landlord Gas Safety Record, commonly known as a gas safety certificate, must be issued by a Gas Safe registered engineer on an annual basis.
Landlord NICEIC Electrical Checks
Regulations have been strengthened to give greater protection to tenants. Landlords are required by law to ensure that the electrical installation in a rented property is safe when tenants move in and maintained in a safe condition throughout its duration. As of 1st July 2020 Landlords must ensure they comply with the new Mandatory Electrical Safety Check.
Property Maintenance
At EPR we take real pride in the properties we manage on behalf of our Landlords. With our maintenance team being multi-skilled we are able to ensure that properties are kept well maintained and secure.
Tenant Eviction
Having many years of experience in the rental market we have gained extensive knowledge of all the legalities involved in evicting tenants who are in breach of their agreement and in effect this allows us to deal with evictions promptly, ethically and in a way to get your property back in your control.
Architectural Services
We manage the entire process with the local authorities and keep our customers fully informed of the progress of their application along the way.
Developments and Project Management
We provide a comprehensive Project Management Service. We also manage all Health and Safety aspects and have solid systems in place to ensure that projects stay within budget.

Interior Design Service
Through our association with Architects we are able to offer Interior Design Services. We work closely with our clients to help them to design, develop and modernise their properties to make them fit for purpose.
Accommodation Certificates
Accommodation certificates are required by the Immigration and Nationality Directorate of the Home Office and by the British High Commission in the relevant country, for any individuals requiring a visa application to enter and to reside in the UK with relatives, on a permanent or semi-permanent basis.
